There are several factors to consider when choosing the
right system for your building. The structural design of the building, the budget
that you want to stay within, and desired serviceability are a few issues that should be
taken into consideration. Schefers Roofing offers the following roofing choices:
Single Ply Roofing
We install single-ply roofing systems from
black EPDM (rubber roofing) to white PVC with heat welded seams (Thermoplastic), and TPO
(Thermoplastic Polyolefin Membrane) by manufacturers such as Carlisle Syntec, Firestone,
Genflex, Sarnafil and Versico & GAF.
- EPDM (Ethyl Propylene Diene Monomer) is an elastomeric rubber roofing
membrane
- PVC (Thermoplastic Membrane) is an energy efficient, fiber-reinforced, light weight roof
membrane
- TPO (Thermoplastic Polyolefin Membrane) is a high quality, reinforced membrane with
superior tear strength and stability.
As the name implies, only a single layer of material is used to complete the roof.
Single-ply membranes are flexible sheets of compounded synthetic materials manufactured in
a factory to strict quality control requirements.
Your membrane is attached in one of three ways:
- Fully Adhered System - a butyl-based adhesive that
firmly secures the membrane to the substrate.
- Mechanically Fastened System - special fastening plates that are placed
in various patterns based on building height, geographic location, deck type and building
usage.
- Ballasted System - loose gravel or interlocking pavers keep the
membrane in place.
A building owner should consider these systems for reflectivity,
durability, maintainability, and energy costs.
Built-up and Modified Bitumen Roofing
Built-up roofing
(BUR) multi-ply systems and Modified Bitumen systems
offers options and performance advantages of strength, redundancy, flexibility and impact
resistance which increases the system's longevity and reduces the chances of premature
failures.
A Built-up roof system is used frequently for
low-slope roofs. By utilizing reinforcement felts and asphalt or coal-tar, a
multi-ply system provides redundancy and strength to resist rooftop stresses and changing
environmental conditions.
A Modified Bitumen roof system consists of multiple layers of
bitumen and reinforcing materials such as polyester. Modified roofing systems use the
basics of built-up roofing where redundancy is the key and bitumen is the waterproofing
and adhesive, but is updated with polymer technology. Polymers are added to improve the
product's workability over wide temperature ranges as well as to improve toughness and
retain water resistant properties. Modified Bitumen roofing systems are very versatile and
can be used in most applications with adequate drainage. They are also easily repaired
when required. Our manufacturers include Firestone, Tamko and Certainteed.
Standing Seam Metal
A Standing
Seam Metal roof system offers a weather-tight monolithic steel membrane.
Roof panels are lock seamed together to keep moisture out and assure structural integrity.
This roof choice can be durable and long lasting when installed correctly on the
appropriate buildings.
Standing seam metal offers low life cycle costs and durability.
It will not crack, rot, split, warp, curl, or chip. It is superior to snow, water and
airborne debris shedding capabilities. It is lightweight with minimum stress for the
existing structure. It presents a designer look, and is visually appealing. It
offers multiple color options.
